Privacy Policy

This Privacy Policy explains how HomeSifu ("HomeSifu", "we", "us" or "our") collects, uses, shares and protects your personal data when you use our website, tools and AI property advisor, and when you interact with our content on social media. We aim to keep this honest and in plain English.

By using HomeSifu or interacting with our social media content, you agree to the practices described here.

1. Who we are

HomeSifu is an AI-powered property advisory web application for the Malaysian market, focused on Kuala Lumpur and Selangor. We help home buyers, owners and investors make better property decisions through an AI advisor, free calculators and educational content.

2. Information we collect

We collect only what we need to run and improve the service:

• Account & contact information you provide — such as your name and email address when you sign up, contact us, or request a resource.
• Chat queries — the questions and messages you submit to our AI property advisor, so we can answer them and improve our responses.
• Usage analytics — basic, mostly aggregated information about how our pages and tools are used (for example pages visited, device/browser type, and general location at city level). See Cookies & analytics.
• Social media interactions — when you engage with our content on Instagram or Facebook (see the next section).
• Free consultation details — if you book a free consultation: your name and WhatsApp number (to confirm your Zoom call, send your reminder and Zoom link by WhatsApp message, and address your report to you), and the figures you enter to prepare the report: your age, whether you are a Malaysian citizen, whether you already own a home, your gross monthly income and any co-borrower's income, your monthly housing, car, personal, PTPTN and other loan payments, your credit card balance, and the areas, property type and plan you are looking at. Never an IC number, never your savings. Your booking is stored in a private Google Sheet that only HomeSifu can open, and our WhatsApp messages to you are sent through WhatsApp's business service. Your details are kept for 45 days under a report ID, used for nothing else — never for marketing without a separate opt-in — and you can delete them at any time with that ID and the last four digits of your number at tool.homesifu.com/report/manage. To correct them, enter fresh figures and delete the old ID.

We do not intentionally collect sensitive personal data, and we ask that you do not share things like identity-card numbers, full bank details or passwords in your chat queries.

3. Social media interactions

HomeSifu publishes educational content on Instagram and Facebook (Meta platforms). When you interact with that content, we receive the interaction through Meta's official APIs:

• When you comment on our posts (for example, commenting a keyword to request a checklist or guide), we receive your comment text and your public username / user ID.
• We may then send you a direct message (DM) in response — for example, to deliver the resource you asked for or to answer your question.

Your use of Instagram and Facebook is also governed by Meta's own privacy policy. We do not control Meta's platforms.

4. How we use your information

We use the information described above to:

• Provide, operate and maintain the HomeSifu service and tools;
• Respond to your enquiries, comments and direct messages;
• Send resources you have requested (for example, checklists or guides);
• Improve our service, content and the quality of our AI advisor;
• Maintain security and prevent abuse; and
• Comply with applicable laws and lawful requests.

5. Sharing & third parties

We do not sell your personal data. We share it only with service providers that help us run HomeSifu, and only as needed:

• Meta Platforms, Inc. — Instagram and Facebook APIs, for receiving and responding to your social media interactions.
• Hosting & infrastructure providers — to host the website and tools and deliver them to you.
• Analytics providers — such as Google Analytics, to understand usage in mostly aggregated form.
• AI processing providers — to generate responses from your chat queries to the AI advisor.

These providers may process data on our behalf under their own terms and security obligations. We may also disclose information if required by law, regulation or valid legal process.

6. Data retention

We keep personal data only for as long as it is needed for the purposes described in this policy, or as required by law. Social media interaction data (comments, usernames and DM threads) is retained only as long as needed to respond to you and improve our content. When data is no longer needed, we delete or anonymise it. You can also ask us to delete your data at any time — see Data Deletion.

7. Your rights (PDPA 2010)

We aim to comply with Malaysia's Personal Data Protection Act 2010 (PDPA). Subject to the Act, you have the right to:

• Access the personal data we hold about you;
• Correct personal data that is inaccurate, incomplete or out of date;
• Withdraw consent to our processing of your data; and
• Request deletion of your personal data (see below).

8. Data Deletion

You can ask us to delete the personal data we hold about you, including any data we received through your Instagram or Facebook interactions.

To request deletion, email hello.homesifu@gmail.com with the subject line "Data Deletion Request". Please include enough detail for us to identify your records — for example, the email address you used with us, or the Instagram/Facebook username you used to interact with our content.

We will verify the request and delete the relevant personal data within 30 days, except where we are required to retain certain information by law. We will confirm once your request has been actioned.

9. Cookies & analytics

We use cookies and similar technologies, including Google Analytics, to understand how our website and tools are used so we can improve them. These collect information such as pages visited, approximate (city-level) location, device and browser type — generally in aggregated form. Most browsers let you block or delete cookies in their settings; doing so may affect how some features work.

10. Children's privacy

HomeSifu is intended for adults making property decisions and is not directed at children under 18. We do not knowingly collect personal data from anyone under 18. If you believe a child has provided us with personal data, please contact us and we will delete it.

11. Changes to this policy

We may update this Privacy Policy from time to time — for example, if our services or legal obligations change. When we do, we will revise the "Last updated" date at the top of this page. Significant changes may be highlighted on our website. Please review this page periodically.
