How property stamp duty works

Stamp duty is a tax on the document. Unstamped, a property document isn't admissible in court (Stamp Act 1949 s.52). For a purchase you pay on two instruments:

The middle band where most homes land.

Questions

How is MOT stamp duty calculated?
It's tiered (ad-valorem) on the property price or market value, whichever is higher: 1% on the first RM100k, 2% from RM100k–500k, 3% from RM500k–1m, and 4% above RM1m. Example: a RM800k home = RM1,000 + RM8,000 + RM9,000 = RM18,000.
What about the loan agreement?
A separate 0.5% of your loan amount. On a RM450k loan that's RM2,250. This tool adds it to your total.
Do first-time buyers pay stamp duty?
Only exempt during an active HOC / Budget-gazetted relief window and under a specific price cap. Don't assume it applies — model your purchase assuming you pay full duty, then apply the exemption toggle only if a window is currently in force.
Is the SPA stamped too?
Yes, but only a nominal RM10 per copy — the ad-valorem duty is charged on the MOT, not the SPA, to avoid double duty.
What if I stamp late?
Late stamping triggers penalties under s.47A — up to 100% of the unpaid duty if more than 6 months late. And an unstamped document can't be used as evidence in court.
