How property stamp duty works
Stamp duty is a tax on the document. Unstamped, a property document isn't admissible in court (Stamp Act 1949 s.52). For a purchase you pay on two instruments:
First RM100,000
The lowest band. Every purchase starts here.
RM100k – RM500k
The middle band where most homes land.
RM500k – RM1m
Upgrade purchases start to feel this band.
Above RM1m
The top band (raised from 3% in Budget 2019).
Loan agreement
A flat 0.5% of your loan amount — easy to forget, but real money on a big mortgage.
Pay within 30 days
Stamp via the LHDN STAMPS portal. Late stamping can trigger penalties up to 100% of the duty.
