Everyone plans the way in — the loan, the deposit, the lawyer. Almost nobody prices the way out: agent, legal, penalties, repairs, RPGT. Add them up before you count your profit.

The costs waiting at the exit
You negotiated hard on the way in. The way out has its own price list — most of it invisible until the lawyer's final statement.
Agent fee + SST
The professional scale allows up to 3% of the sale price — plus SST. On an RM886k sale that's ~RM26,580 before anything else.
Legal + redemption paperwork
Discharge of charge, redemption statement, SPA lawyer on the sale side — the way out has its own legal bill.
RPGT on your gain
A rate ladder by holding year — citizens usually hit 0% from year 6. Work out yours exactly.
